凱濱國(guó)際大廈鳥瞰圖本項(xiàng)目的設(shè)計(jì)出發(fā)點(diǎn)有以下兩方面: 一是在城市層面上,如何為本區(qū)域增添積極、開放的空間和界面因子;二是在建筑層面上,如何創(chuàng)造一個(gè)有利于社會(huì)互動(dòng)的、健康而又可持續(xù)的辦公空間環(huán)境以上兩個(gè)方面的突破東方車貸口其實(shí)都在于對(duì)于辦公空間模式的研究,以及新的辦公空間模式能夠?yàn)榻ㄖ统鞘刑峁┑牧夹曰?dòng)的可能。

凱濱國(guó)際大廈軸測(cè)
垂直交通空間軸測(cè)我們根據(jù)業(yè)主提出的每層最多分割為兩個(gè)單元這一明確的招租定位,提出了一個(gè)“工”東方車貸字型的標(biāo)準(zhǔn)層格局:南北兩個(gè)偏心筒的板式辦公單元通過(guò)一個(gè)坐落于通高交通中庭里的天橋式電梯廳連成一體辦公單元的使用空間進(jìn)深不小于12米,同時(shí)東、西端部提供了視野更開闊、進(jìn)深更大的辦公空間。
這樣的格局使辦公空間的組合將有更多的可能性和靈活性,并且創(chuàng)造了更好的采光通風(fēng)和景觀條件南北兩單元之間除了東側(cè)的透明電梯中庭,還在西側(cè)圍合了一個(gè)戶外景觀中庭這兩個(gè)中庭把戶內(nèi)和戶外聯(lián)成一個(gè)整體,將傳統(tǒng)中央核心筒辦公樓的不透明實(shí)體中心轉(zhuǎn)換成為一個(gè)透明的虛體中心,從而將大樓內(nèi)的公共景象展現(xiàn)給城市,并與城市的公共生活發(fā)生關(guān)聯(lián)。
In light of the owners clear requirement on divid東方車貸ing each layer into two units at most for lease, we propose an ‘I’-shaped pattern for each standard layer. The two slab-type office buildings with decentered cores at north and south respectively will be connected by an overpassing elevator hall starting from the elevator atrium. The usable space of東方車貸 the office unit is not less than 12 meters indepth and it stretches out both to the eastern end and western end providing amuch wider and deeper office space. Such pattern makes the office space much more flexible and available in various combinations and creates better conditions for lighting, ven東方車貸tilation and view. In addition to the transparent elevator atrium in the middle of the northern and southern units, theres also an outdoor landscape atrium at the west. The two atriums integrate the indoor and outdoor space as a whole and turn the traditional nontransparent core-tubecenter into a tr東方車貸ansparent one, showing and extending its public space inside to the city.

戶外景觀中庭大樓南北兩側(cè)的平整界面和東西兩側(cè)的鋸齒形界面回應(yīng)了建筑與場(chǎng)地的不同關(guān)系我們?cè)诖髽菛|南角將門廳界面與中庭取平,從而形成了南側(cè)辦公單元上部體量深達(dá)7.5米的懸掛式出挑,這樣面向城市樹立了獨(dú)特的公共姿態(tài),并更好地引導(dǎo)視線與人流進(jìn)入南側(cè)的主入口。
南側(cè)辦公單元底部是兩層通高的門廳大堂,折向北與45米通高的電梯中庭聯(lián)成一體此外,通過(guò)在建筑外圍沿東、南兩側(cè)設(shè)置通長(zhǎng)的L型下沉庭院,以及在景觀中庭內(nèi)與水池結(jié)合的玻璃頂采光頂,東方車貸為地下一層的多功能空間帶來(lái)了充足的自然采光與通風(fēng)。
The flat interface at both north and south side and the serrated interface at both east and west side reflect a different relationship between building and site. We make the entrance hall interface at southeast in alignment with the atrium so as to fo東方車貸rm a 7.5-meter deep suspending volume of the upper office unit, which does not just show its distinctiveness to the city but also works as a beacon to guide people better to its southern entrance. At the base of the south-side office building there is a two-floor high東方車貸 entrance hall which stretches to the north until reaching a 45-meter high elevator atrium. Besides, with the ‘L’-shaped sunken garden going along with the east and south around the building and the pool-combined glass roof in landscape atrium, more natural light and air will東方車貸 be brought to the multi-purpose space on basement one.
懸掛式出挑
門廳立面材料與構(gòu)造的處理延續(xù)了建筑整體簡(jiǎn)潔通透的特征辦公單元外立面均為帶豎向遮陽(yáng)板的玻璃幕墻,層間為色彩相近的滾涂鋁板底層大堂立面采用玻璃肋支撐的全玻幕墻;而交通中庭與景觀中庭的東、西兩個(gè)外圍護(hù)界面為通高的全玻無(wú)框懸索幕墻,突顯了公共部分的最大通透性。
該項(xiàng)目通過(guò)簡(jiǎn)潔而又克制的設(shè)計(jì),既為高效、活躍且綠色生態(tài)的辦公環(huán)境提供了可能,又為這一地區(qū)創(chuàng)造了一個(gè)有特征的、積極的空間節(jié)點(diǎn)The facade material and tectonic treatment in東方車貸herit the feature of the concise and transparent building. The office unit facadeareall glass curtain walls equipped with vertical sun-shading boards while the interlayers are installed with roller coated aluminum plate in similar color. The hall facade on ground floor is enclosed by glass curtain w東方車貸alls supported by glass ribs. Frameless glass suspension curtain walls are erected as the two enclosure interfaces atthe eastern and western ends of both elevator atrium and landscape atrium insame height which maximizes the penetrability of the public area. Adopting such concise and restrained desi東方車貸gn, this project is able to provide an efficient, vigorous and ecological environment for business performance as well as play aspecial and positive role in this region.
